The Booking Process: Simpler Than You Think

Many buyers delay making a decision because the new home buying process seems complicated and daunting. It does have its steps — but once you understand each one, it's far simpler than imagined.

First, you pay a booking fee of RM500 to RM1,000 to the developer. This secures your chosen unit and gives you 14 to 21 working days to arrange financing before signing the SPA. Always insist on an official receipt. Never pay anyone without written proof.

Prepare your loan documents completely before booking day. The most common delays happen not because banks are difficult, but because applicants don't bring complete documents. Minimum approval process is eight weeks — faster if your file is complete from the start.

Once the loan is approved, the panel solicitor will coordinate the SPA signing. From there, payments are made progressively according to construction progress:

Third, do not apply for a new car loan or take on any other major debt while your home loan application is in progress. This will change your DSR (Debt Service Ratio) and can cause your home loan to be rejected even if it was almost approved.
