Buying Advice

Still Renting? You're in the Right Place — Whether You Plan to Keep Renting or Have Started Thinking About Buying

Two types of people land on this page. First, those who are actively looking for a suitable rental home in Kedah — whether for work, for study, or because they've just relocated. Second, those who are still renting but have started asking themselves: "How long am I going to keep paying someone else's mortgage?"

Both situations are real. And we can help with both.

If you're currently renting while saving to buy, this rental page isn't the end of your journey. It's the first step. We cover rental areas in Alor Setar, Sungai Petani, Kulim, Sintok (UUM), and Merbok (UiTM). And when you're ready for the next step, we have a comprehensive buying guide waiting for you.

Kedah's Rental Market by Area — and Who Typically Rents There

Alor Setar

Kedah's state capital has a stable rental market, driven by government staff, hospital workers, and those serving in various federal and state offices. Areas near Hospital Sultanah Bahiyah and the government office complexes consistently see strong rental demand.

Estimated current rental rates:

  • Single-storey terraced home: RM700 – RM1,200 per month
  • Double-storey terraced home: RM1,200 – RM1,800 per month
  • Condominium near city centre: RM1,500 – RM2,500 per month

Sungai Petani

Kedah's fastest-growing city attracts tenants from diverse backgrounds: industrial workers in Bakar Arang, Penang commuters, and young families who want complete amenities without Penang property prices. Its rental market is active and has significantly more options than other Kedah towns.

Estimated current rental rates:

  • Terraced home: RM800 – RM1,400 per month
  • Condominium in Bandar Amanjaya and Lagenda Heights: RM1,500 – RM2,500 per month

Kulim

The ongoing growth of Kulim Hi-Tech Park (KHTP) continues to attract professionals from across the country. Many who work in semiconductor and electronics factories choose to live in Kulim and commute to Penang via the Butterworth-Kulim Expressway, as journey times are shorter than living in central Penang.

Estimated current rental rates:

  • Terraced home: RM700 – RM1,300 per month
  • Condominium near KHTP: RM1,200 – RM2,000 per month

Sintok (UUM) and Merbok (UiTM)

The student rental market in both of these university areas is active throughout the academic year. Tenants typically look for easy campus access, rates that fit within their monthly allowance, and conditions comfortable enough to focus on their studies.

Estimated current rental rates:

  • Flat or terraced home (shared tenancy, 4–6 persons): RM900 – RM1,400 per month total
  • Individual room rental: RM250 – RM450 per month

Tenancy Agreement: Don't Sign Until You Understand This

A tenancy agreement is a document that protects you as a tenant — but only if it is properly valid, complete, and stamped. Many tenants sign agreements without reading them, and regret it later when disputes arise over deposits or maintenance responsibilities.

Things that must be in your tenancy agreement:

  • A clear contract period: Usually 1 or 2 years with renewal terms stated. Without this, a landlord can ask you to leave without reasonable notice.
  • The date and method of rent payment: Usually the 1st of each month by bank transfer. Keep all payment receipts — these are your evidence in any dispute.
  • Deposit amounts stated clearly: The Malaysian standard is 2 months' rent (security deposit) plus 0.5 months (utility deposit). Make sure these amounts are written in the agreement, not just agreed verbally.
  • Maintenance responsibilities: Who covers the cost of a burst pipe? Who pays if the water pump breaks down? This needs to be clear in the agreement before you move in, not after.
  • Notice period on termination: At least 2 months' written notice from both parties. This protects you from being asked to leave suddenly.
  • Tribunal reference: Disputes that cannot be resolved can be brought to the Consumer Claims Tribunal — a process that is simpler and far cheaper than going to court.

One thing many tenants don't know: a tenancy agreement must be stamped at LHDN within 30 days of the signing date. Failure to do so can result in a penalty of up to 20 times the original stamp duty cost. In Malaysia, stamp duty is typically borne by the tenant.

Tenancy PeriodLHDN Stamp Duty RateAdditional Copy Cost
Under 1 yearRM1 per RM250RM10 per copy
1 to 3 yearsRM3 per RM250RM10 per copy
Over 3 yearsRM5 per RM250RM10 per copy

Important tip: Request a stamped copy of the agreement before handing over your key to the landlord. An unstamped agreement cannot be used as evidence in court if a dispute arises.

For Investors: Kedah's Rental Market in Numbers

If you are considering buying property in Kedah as a rental investment, here is a realistic picture of returns based on the current market.

Tenant Profile by Area

  • KHTP and Bakar Arang workers: Target condominiums or terraced homes within a 15-minute radius of the industrial areas. Tenants in this category are typically stable, have a regular income, and pay on time.
  • UUM and UiTM students: Terraced homes or flats that can be divided into 4–6 rooms yield higher rental income. Vacancy risk is low as student intake happens twice per year.
  • Alor Setar government staff: Consistent demand for double-storey terraced homes near government office complexes and public hospitals.
  • Penang commuters: Properties near Padang Serai KTM station or with access to the Butterworth-Kulim Expressway attract tenants who work in Penang but prefer Kedah's cost of living.

Estimated Current Rental Yields

  • Standard residential in major towns: 3% – 5% per year
  • Industrial areas (KHTP, Bakar Arang): 5% – 7% per year
  • University areas (room rental): 6% – 8% per year
  • Holiday rental in Langkawi: Higher returns but dependent on holiday seasons and active management

Rental Income Tax: For Landlords

Rental income is official taxable income that must be declared to LHDN under the Income Tax Act 1967. But there is good news: you can claim a range of legitimate deductions to reduce your tax liability.

Claimable deductions:

  • Annual assessment and land tax
  • Fire insurance premium
  • Commission paid to a registered property agent
  • Repair and maintenance costs
  • Bank housing loan interest
  • Legal fees for preparing the tenancy agreement

Keep all receipts and invoices in one file for 7 years. LHDN has the right to audit within that period, and tidy records save you a great deal of trouble.

Renting Now, Planning to Buy Later?

This is a very common situation and it is a smart decision if done with a clear plan. Renting gives you time to get to know an area, build your savings, and fix your CCRIS or DSR before applying for a loan.

But there is one mistake many people make: they rent without setting a target date to buy. Month after month passes, rent keeps going out, and the plan to buy a home keeps getting pushed back.

If you are serious about buying within the next 12 to 24 months, start checking your eligibility now — not a week before you want to buy. Check your free eCCRIS report, calculate your DSR, and know exactly how much savings you need to reach. When the time comes, you'll be ready.

FAQ

Frequently Asked Questions: Rental Homes in Kedah

Clear answers to the questions tenants and landlords in Kedah ask most often.

How much does it cost to rent a home in Kedah right now?+

Terraced home rentals in Alor Setar and Sungai Petani typically run RM700 to RM1,500 per month. Condominiums in strategic locations range from RM1,200 to RM2,500. In Kulim near KHTP, condominiums are around RM1,200 to RM2,000. Near UUM Sintok or UiTM Merbok, student room rentals are RM250 to RM450 per month.

What is the standard deposit and how do I make sure I get it back?+

The Malaysian standard is 2 months' rent (security deposit) plus 0.5 months (utility deposit). To ensure full deposit return:

  • Document the condition of the home on move-in day with photos or video
  • Take the same photos when you move out for comparison
  • Get a stamped tenancy agreement — this is your valid document at the Tribunal
  • Submit your notice to vacate in writing within the timeframe stated in the agreement
Does a tenancy agreement need to be stamped and who pays?+

Yes, a tenancy agreement must be stamped at LHDN within 30 days of the signing date. Stamping typically costs RM10 per RM250 of monthly rent for a 1-year term, and by Malaysian convention this cost is usually borne by the tenant. An unstamped agreement cannot be used as evidence in court if a dispute arises.

How long does it typically take from contacting an agent to moving in?+

For rental homes, the process is far shorter than buying. Usually 1 to 2 weeks from the first viewing to key handover, provided you pay the deposit and sign the agreement promptly. Factors that can slow things down: the landlord needs time to clean the property, or there is an existing tenant who has not yet vacated.

What is the typical rental yield in Kedah for investors?+

Standard residential rental yield in Kedah's major towns is around 3 to 5 percent per year. Industrial areas such as KHTP and Bakar Arang can reach 5 to 7 percent with stable demand. University areas (UUM, UiTM) using a room-rental model can reach 6 to 8 percent but require more active management.
