What House Price Can You Actually Afford?

Understanding DSR: How Malaysian Banks Actually Assess You

Debt Service Ratio (DSR) is how banks determine whether you can take on one more monthly commitment. Malaysian banks generally cap DSR at 1/3 (33%) of gross salary — meaning no more than one-third of your income can go toward servicing all debts combined, including the home loan you're applying for.

A concrete example: Salary RM5,000 → total commitment ceiling = RM1,650/month. If you already have a car loan of RM600 and PTPTN of RM200, your remaining room for a home loan = RM850/month only.

Why this matters: Many buyers approach a property with a price in mind, unaware that existing commitments have already consumed much of their DSR capacity. Calculate first. Don't be caught off guard later.

For civil servants: LPPSA uses a different DSR formula and can offer financing up to 100% of the property value. If you're a government employee, the figures from this calculator may be more conservative than what LPPSA would actually approve.
